Definition
Surface de référence en urbanisme depuis 2012 : somme des surfaces de plancher closes et couvertes de chaque niveau, mesurées à l'intérieur des façades (au nu intérieur). On en déduit notamment les trémies, les surfaces sous une hauteur de plafond inférieure à 1,80 m et certaines surfaces techniques, comme le stationnement.
The reference area in planning since 2012: the sum of the enclosed and covered floor areas of each level, measured inside the façades (at the nu intérieur). Deductions include openings in floors, areas under a ceiling height of less than 1.80 m, and some technical areas such as parking.

Nuances and pitfalls
Surface de plancher (n. f.), emprise au sol, surface habitable. The surface de plancher is used for planning rules; the emprise au sol (n. f.) is the projection of the building on the plot; the surface habitable (n. f.) is used for renting and selling a dwelling. The three values differ.
SHON and SHOB. Before 2012, the surface hors œuvre nette (SHON) and surface hors œuvre brute (SHOB) were used. They still appear in older documents.
