Definition
Défauts ou travaux inachevés constatés lors de la réception des travaux, que l'entreprise doit corriger dans un délai fixé. La réception, généralement prononcée par le maître d'ouvrage, peut être « avec réserves » ; la liste des réserves est ensuite suivie jusqu'à la levée des réserves, quand tout est repris.
Defects or unfinished work noted at the réception des travaux (practical completion, taking-over or handover), which the contractor must fix within a set time. The réception, generally granted by the owner, can be “with reservations”; the list is then followed up until the réserves are lifted (levée des réserves), when everything has been corrected.

Nuances and pitfalls
The réception, a legal act. In France, the réception des travaux is the act by which the owner accepts the work, with or without réserves (n. f.). It starts the legal warranties (completion, two-year, ten-year).
The OPR before the réception. The opérations préalables à la réception (OPR) are the inspection where the list of réserves is drawn up; the owner then grants the réception.
Vices apparents, vices cachés. Vices apparents (patent, or visible, defects) are those you can see at the réception: they must be noted as réserves, otherwise they are in principle treated as accepted. Vices cachés (latent defects) appear later and fall under the legal warranties.
